Renovating the Exterior of a Rental Property

 
 

We worked with the property owner to enhance the curb appeal of their rental property for this exciting project! The design struck a careful balance between conservative steps for cost saving measures and curb appeal to attract potential tenants.

Rather than removing the existing stucco, we installed wood strapping tied back to the studs, saving money (and a mess) for the clients. To create the window depth necessary to accommodate the strapping and new vinyl siding, windows and doors were built out and capped with black aluminum.

The cost savings on the wall assembly allowed for some exciting material choices. Royal vinyl siding in an Estate colour was selected - Ironstone. The dark vinyl, while more expensive than lighter colours, stands out dramatically on the busy street.

We added black soffit, fascia, and eavestrough on the upper level of the duplex. The new eavestrough will better handle rainfall, and the black fascia is pulling double duty - reducing maintenance on the rental property while also giving it a modern look.

The real standout feature here is the Tando Beach House Shake on the partition wall. Beautiful Pacifica shakes add a stained cedar shingle look to the property while requiring virtually zero maintenance.

The property owners stained the deck and lower fascia to match the Pacifica following our installation, and the results are fantastic. The duplex looks trendy, and the property owners have drastically reduced future maintenance on the property as well!
