Contemporary siding and new insulation upgrade

How many houses in the Edmonton area look just like the “before” photos for this project? Thousands? Tens of thousands? 40-year old aluminum siding in some kind of a beigey, yellowish, cream colour. Drab soffits, dented fascia, leaky gutters, cold walls… it’s all there!

The clients on this project were tired of their home looking tired and dated, so they decided to do something about it! They called Blue Jay, and got a quote for a completely new exterior. We installed new horizontal vinyl siding on the sides and rear by Royal Building Products (colour: Harvard Slate). On the front, the clients selected vertical vinyl board & batten style siding, also by Royal Building Products (colour: white). For the front accent, they chose Lux 6” V-Groove steel woodgrain siding in Original Cherry. Don’t you just love the contrast to the new white soffits, fascia, and eavestrough?

Underneath it all, we installed a layer of IKO EnerAir polyiso insulation, which is manufactured with a breathable fiberglass facing. Unlike the foil-faced polyiso insulation that most contractors use, EnerAir will not trap moisture vapour. To deal with any moisture that does condense on the back of the insulation, we also installed a Tyvek Drain Wrap layer as the house wrap - this way all water has a way to drain out of the wall!
